Diversification is a cornerstone of any investment strategy and your rental doesn’t have to be an exception. A rental property can be a great investment whether it is a single family home or a large apartment complex. What many large apartment complexes have that smaller rentals just don’t have is a lot of units. When an unexpected repair or vacancy comes along, large complexes can mitigate the loss with other well performing units. This is exactly what Pacific Avenue Management makes possible with single family homes. By managing many smaller properties, we can offer a level of diversification for single family properties that otherwise is only available to larger complexes. When your property is managed by Pacific Avenue, you’ll get more than just a property manager, you’ll get a true investment manager.
Most properties have a normal level of vacancy, especially when between tenants. What Vacancy coverage does is eliminate this risk, much in the same way an apartment complex would. When there is multiple units in a building, vacancies come at a consistent rate throughout the year which avoids large swings in cash flow. Single family homes are not able to stagger lease dates like this. This is why we introduced Vacancy Coverage. We are able to take many single family homes that all have different leasing dates, giving our property owners the same benefit of consistent cash flow that apartment complexes have. Because we are responsible for the days a property is vacant, you no longer have to worry about your property manager struggling to lease the property. Our Maintenance Coverage is very similar to our Vacancy Coverage. Most property management services will manage the maintenance for you and then pass on the cost (sometimes at a premium). Maintenance is a normal part of renting a property, both preventive and repairs. Many times this is unpredictable which makes budgeting challenging for even large portfolios. This can be especially problematic when dealing with a single family property. This is because the financial impact of a repair cannot be spread out over many units. We offer Maintenance Coverage to limit this risk for our clients. When major repairs come around, Pacific Avenue Management covers the cost of repair. Many large repairs can wipe out positive cash flow for months and we know that the mortgage company doesn’t care if you had a bad month. Maintenance Coverage gives you that extra peace of mind.
Eviction Coverage is the cherry on top of our coverage services. Both of our other services will cover many of the curveballs that come with owning a rental. Except legal and eviction fees. That is exactly what our Eviction Coverage does. Many property management companies offer a service that will walk you through the eviction, but then pass on most if not all of the costs to you. Not only that, most of the costs of an eviction come from lost rent and property damages. This coverage only covers the legal costs, but that’s because Vacancy Coverage and Maintenance Coverage covers the rest. Thats why Eviction Coverage only has to be the cherry on top. After all, we placed the tenant so we’ll get them out.
